Capitalise on prime CBD position
One of the key development sites at the gateway to the maturing Maroochydore CBD is being offered for sale by the State Government. The 53-91 Dalton Drive property offers a prominent 4.346ha landholding at the southern entrance to the Maroochydore Priority Development Area.
The site is being marketed exclusively for sale by Scott Gardiner and Jerry O’Reilly of Savills via an expressions of interest campaign closing at 4pm on Friday, June 6. Mr Gardiner said the large vacant site provided a high exposure position adjacent to the Sunshine Motorway, opposite proposed major retail showroom premises and surrounded by the rapidly evolving retail, commercial and residential developments of central Maroochydore. He said the property has immediate development potential for a variety of preferred uses, including fast food outlet, health care services, office and showroom, and hardware and trade supplies.
Ancillary development that is supported within the precinct also includes a child care centre, community use, limited multiple dwellings and service station. “This is a prime opportunity for an astute investor or developer to deliver new facilities that will both complement and be enhanced by the soon to be developed Maroochydore Priority Development Area, currently known as the Horton Park Golf Course,” he said.
Maroochydore is designated by the Queensland State Government as the principal regional activity centre for the Sunshine Coast and is the focus of a new wave of development activity particularly along the Maroochy Boulevard strip, home to the Maroochydore Homemaker Centre, Emporio complex, prestige car dealerships and the master-planned Sunshine Cove estate. The 53-91 Dalton Drive site is strategically positioned just off the Maroochy Boulevard transport interchange and less than one kilometre from the Sunshine Plaza Regional Retail Complex and the established Maroochydore CBD. The freehold site consists of a large rectangular shaped lot bound by Dalton Drive and the Horton Park Golf Course.
Mr O’Reilly said the available Dalton Drive property represented an extremely rare opportunity to secure prime developable land within the Maroochydore Town Centre Priority Development Area. He said the site was filled, levelled and ready for immediate development to capitalise on its high growth location as well as the existing tenant demand for new high exposure premises in the area.
